Signs Your Deck Needs Replacing vs Repairing

By Ruth Fence and Deck · 2026-06-19 · Louisville, KY

Every few years we get calls from Louisville homeowners who aren't sure whether to repair their aging deck or replace it entirely. It's one of the most important decisions in deck ownership — repair when you should replace and you're throwing money away. Replace when repair would suffice and you're spending needlessly. Here's how we make that call.

Signs You Can Repair

Surface Boards Are Damaged But Structure is Sound

If the joists, beams, and posts are solid but the decking boards are weathered, cracked, or rotted, replacement of just the surface boards is often very cost-effective. New boards on a solid structure can make a deck feel brand new.

Isolated Rot in One Area

Rot that's limited to a few boards or one post is repairable. We cut out the bad material, treat surrounding wood, and replace with matching lumber.

Railing Issues

Loose, wobbly, or damaged railings are almost always repairable without touching the deck surface or structure.

Stair Problems

Worn stair treads, a loose stringer, or a rotted riser — these are targeted repairs that don't require deck replacement.

Signs You Should Replace

Widespread Structural Rot

If the joists or beams are soft and spongy in multiple locations, the structural integrity of the deck is compromised. Repairing a few joists is reasonable — replacing most of them is often more expensive than building new.

Ledger Board Failure

The ledger board attaches your deck to the house. If it's rotted, pulling away from the house, or has failed flashing that's allowed water behind your siding for years — this is a serious issue. Depending on damage to the house structure, full replacement may be the only safe option.

More Than 40% of Surface Boards Need Replacement

At this point the labor of replacing individual boards approaches the cost of a full resurface or rebuild. We'll give you a side-by-side cost comparison.

The Deck is More Than 20–25 Years Old

Even a well-maintained deck reaches end of life. If you're spending significant money repairing a 25-year-old deck, that money is often better applied toward a new build that will last another 20+ years.

Our Honest Approach

We'll always tell you which option makes more financial sense — even if it means a smaller job for us. We'd rather give you honest advice and earn your trust than oversell a replacement you don't need.

The 50% Rule

A good general guideline: if repairing the deck costs more than 50% of what a new deck would cost, replacement is usually the smarter long-term investment. You get a full warranty, modern materials, and 20+ more years of life.
